The Role

This is a fantastic opportunity to join us at Midland Heart as we implement a new model of service delivery for housing management. We have implemented a highly innovative and successful Customer Hub resolving customer enquires at first point of contact and we are developing our Place Team which will support the delivery of excellent customer services through innovative and proactive approaches to the management of our “places” ensuring they are places where people want to live both now and in the future.

We have vacancies in both out Customer Hub and Place Teams.

The Customer Hub role includes:

  • Providing back office support to the Housing Teams, this involves:
  • Assessing succession proofs
  • Dealing with sole to joint and joint to sole tenancy requests and associated legal paperwork
  • The service on notices for abandonment
  • Dealing with sole to joint and joint to sole tenancy requests and associated legal paperwork
  • Mutual exchange eligibility
  • Liaising with DVLA in respect of abandoned vehicles
  • Following the process to bring tenancies to and end following the death of a tenant
  • Providing tenancy references
  • Drawing up paperwork including non-standard letters
  • Assessing change of name documents and updating systems
  • Investigating unauthorised occupiers
  • Complying with Data Subject Access Requests

In addition to this, the role supports the front line in terms of providing cover to reception areas and answering calls during high call times

The Place Team role includes:

  • Supporting service teams including: Place Officers, Rangers and estate based staff
  • Support a professional tenancy service responding to customer service requests that could not be resolved at first point of contact
  • Support Place Officer in delivering professional & timely interventions to resolve tenancy breaches before they pose a risk of harm to others, cause damage to our assets or result in tenancy failure
  • To support the Place Officers in providing a proactive estate management service to remove or mitigate hazards that present a risk of:
  • Harm to residents
  • Damage to our assets
  • Negative perceptions about the place
  • You will be required to carry out low risk home visits and site inspections.

Location:

Customer Hub Senior Housing Management Assistant will be based at our Head Office at Bath Row in Birmingham.

The Place Team Senior Housing Management Assistant will be based at Booth Street Birmingham, however, we have opportunities to be part of teams that operate across our wider operational area of the Midlands. Our vacancies provide the opportunity to work in a variety of regions across the Midlands including Birmingham, Wolverhampton, Leicester/Coventry.
